What determines the price of a room?

A handful of factors set a room's rent. Once you know them, you immediately understand why the same room is hundreds of euros more expensive in one city than another.

  • City: large student cities with high demand and low supply are the most expensive.
  • Self-contained or not: a studio or apartment with its own kitchen and bathroom costs more than a room with shared facilities.
  • Size and features: more square metres, a balcony or a recent energy label raise the price.
  • Location within the city: near the centre or campus is dearer than the edge.
  • Service costs: gas, water, electricity and internet often come on top of the base rent.

How much do prices differ per city?

The spread is large. In the Randstad, led by Amsterdam, room rents are structurally higher; outside the Randstad you more often find affordable supply. Because the market keeps moving, we do not use fixed figures that quickly go stale: each city page shows the live median rent, the price spread (25th to 75th percentile) and the number of new listings in the past 24 hours.

How do you keep costs down?

Being flexible about city, neighbourhood and home type can save a lot. A room in a neighbouring city with a good train connection is sometimes hundreds of euros a month cheaper than the same room in the centre of an expensive city.

  • Widen your search area to nearby neighbourhoods or neighbouring cities.
  • Consider a room with shared facilities instead of a studio.
  • Watch the service costs: a 'cheap' room with high service costs can still be expensive.
  • Check whether your rent is too high with the Huurcommissie's rent check.
